Rio Cruz Retreat

We want to continue to share our home away from home with others, so that they can enjoy it as much as we do! In order to help us do so, there are some expectations we have for you as a guest. * We expect that you have fun and hopefully come back again! * We ask that you'd respect the home, the property, as well as the neighbors like you would at your own home. * When you book this cabin, you are agreeing to all of the house rules in this listing: * No parties and no smoking inside the home. Please use ash trays provided on the deck, or smoke away from the house please. If you do smoke, please properly clean out ash trays, and dispose of the trash safely, no butts on the ground. If there is any damage incurred due to the disregard of the above requirements, we will be forced to charge a fee of $500 and report to Airbnb. * No food or drink in bedrooms, and please use discretion on sofas in common areas such as living room and den. * Guests must be 21+ with the exception of children of guests, unless previously approved by owner. Please make a special request if guests will be under the age of 21 without a parent or guardian. * There is no daily housekeeping service. We will provide enough towels for maximum number of expected guests, plus a few extra to be used at guest's discretion. * This is a no-pet property. An additional fee of $200 will be charged if this rule is violated. A VERIFIED service dog is the only exception, and only with prior approval from owner. * The home is located off of country roads, please drive carefully to avoid harming children or pets that may be along the way. We want to maintain a good reputation with our local community so that we can all enjoy our surroundings in peace. * This is a waterfront property. Swimming, boating, kayaking, fishing, and any other activity involving the water is AT YOUR OWN RISK. This includes using the pier leading to, and the dock on the water. Please watch children at all times, no unattended minors allowed near the water at any time please. * Our gravel drive can be a bit bumpy, and may have some potholes. if you drive carefully and slowly, a car can easily access the house without the use of 4WD or special tires. * Occasionally wildlife will visit the property. If it isn't a nuisance, please enjoy at a distance, as it's probably just passing through. Please don't feed the wildlife. * Pest control is regularly maintained, but occasionally there's a chance that you may have an unwelcomed guest that slip though. Please notify us if there's anything dangerous, unsanitary, or "unwilling" to leave with some coaxing. * The fireplace will be off from May -Oct, because of the excessive heat it puts off. * No refunds for weather/natural disasters/ power outages/ acts of God/ or other things that are out of our control. * No candles inside, only fires allowed are in designated places such as the fireplace in season, and clearly marked fire pits located outside. Please use responsibly and provide your own wood. * No late check-out or early check-in without special permissions from owner. Violating this rule without permission will incur a $50 per guest fee. * We have provided check-out instructions, please allow some time to follow them before leaving.

The entire house and surroundings of the property can be enjoyed with the exception of the outbuildings which are not available to guests for safety reasons. Enjoy 5 acres of nature, trees, wildlife and of course private river access for fishing, swimming and water sports on a calm Collins River.
